When you walk through a house, you tend to make a very quick assessment as to whether the house has a good feel about it or not. Without knowing you are being influence by good or bad Feng Shui. You can use these ancient principals to sell your home faster and for a bigger profit.
1. Use neutral relaxing colours. Feature wall look good but they can create a negative response in some buyers. If your home is older and has patterned wallpaper, remove and paint.
2. Same rule for carpets, if you intend to change carpets use the neutrals as they look more classy and they give a sense of spaciousness.
3. Remove clutter and excess personal memorabilia.
4. Ensure a flow of fresh air into the rooms. Clean blinds and fans.
5. Remove loud coloured ornaments or artworks. One home I inspected had a big painting of a dragon near the front door. Now I like dragons as much as the next person but the feeling was not welcoming!
6. When a prospective looks out of the windows what do they see? Most people treat the garden to ensure it looks good from outside of the property, not from within looking out.
7. Create an enticing outdoor room that feels as if it flows from the house.
8. Ensure the kitchen is bright and airy, remove old curtains. Keep the gadgets out of site. Keep flat areas open and clean. The kitchen has to create a feeling that the main cook will be happy to create tasty loving meals.
9. Remove excess chairs from living and dining rooms.
10. Use plants to improve the air and create a pleasing energy. Plants absorb carbon dioxide. Ensure the plants are healthy, remove any dead spots. If you are a regular renovator you can use the same plants over and over.
11. Invite some friends over, ask them if your house feels welcoming, ask them to be honest about how they feel. Be prepared to not be insulted and to learn from their intuitive. The reality is that some people have better taste than others. It is best to ask people whose homes you feel good in.
12. Examine noise pollution. Dose sound transfer too easily through the house, door the floor coverings create too much sound transmission. The best thing I build into our houses is a door that separates the living and sleeping areas. Usually sound travels too easily down a corridor.
13. Bathrooms need to be clean and bright. Many 70's style homes have gaudy tiles.
14. If the toilet suite is old and stained, replacing it could be the best money you spend.
