Staging To Sell

You would have to live in a cave with no communication to the outside world not to have heard that staging a home for sale is one of the best ways to position yourself for a faster sale. In today's real estate market sellers need all the help they can get to beat other sellers to the buyers.

Staging a home for sale doesn't have to be a big expense, it can be simple changes, decluttering, making what you have more appealing to more people. Staging is different than decorating your home to live in yourself. It is about taking away personal effects and simplification. If the home is vacant it has the opposite effect of having too many personal things in the home. Buyers can't picture themselves in a home that already has too much of the sellers personality and buyers can't always visualize what a home will look like with their things if there is nothing there to define the spaces.

Staging is way to put enough back  in the home to correct that problem too. New manufactured home dealers have been staging for years. They have been presenting home buyers with different lifystyle choices in the way of decor and that's what buyers buy, not a house, a lifestyle. The same is true with model homes in new construction. Present the home in a way that makes the prospective homebuyer be able to see themselves in those very attractive surroundings.

This type of staging works best in a development where more than one style can be showcased to appeal to more buyers. If one style doesn't get them to the closing table another might.

With that in mind staging a single home is different in that it has to appeal to many tastes. You only have one chance to make an impression on each visit and it has to be better than the last home they looked at. Staging is not used as much in the smaller towns as it is in bigger cities simply because it isn't put ou as an option most of the time. It is not only for high end homes either it is for every home, every time.
