All Real Estate Agents Represent Sellers  no matter what company has the listing. That means that all real
estate agents are trying to get the most money and the best deal for the sellers and the buyer is not represented in
the transaction except to the law says that the seller has to disclose any structural defects about the property that
they know about and have to transfer the property with a clear title, and no outstanding mortgages other than
that you are on your own. Unless you are an expert on the local real estate market and the ins and outs of
negotiating contracts you need
Buyer Representation

How do you have a real estate agent represent your interests? You have to sign a contract with an agent to
represent you. The same as a seller signs a listing agreement with an agent to sell a property. The buyer agency
agreement doesn't normally cost you anything the real estate agents fee is paid by the seller through their listing
agent. It is a commission split between the listing agent and the buyer agent. You may think that if there isn't
another agent involved then I can get a better price because the listing agent doesn't have to pay a buyer agent.
That is not correct that just means the listing agent keeps the whole commission and is only representing the
seller or is acting as a dual agent (not explained here)
When you sign a contract to have buyer representation you are going to get the full benefit of that agents
expertise working on your behalf to get you the best property, for the best price, in the area you want to live,
with the best terms for you. You don't deserve anything less than that. But you can't get that without an agent
working for you. The time to get an agent is before you find a property to buy, interview real estate agents,
check their references, make sure you are comfortable with whomever you choose and work with that agent to
find the right property for you.
