Determining Value
Determining a value for your residential property is not a hit and miss proclamation that an agent uses to just get your listing. It is a science and uses data from recent sales similar to your property combined with what is on the market at the time you are selling and the properties that were on the market like yours that didn't sell. This is not a guarantee of what your real estate will sell for but it does tell you what buyers are paying for properties like yours in similar areas and what other agents are pricing similar properties and which properties were overpriced for whatever reason, sometimes it's agent miscalculation and often it is an owner expecting unreasonable value from their home or land over what the market says it is worth or the owner is upside down and has to sell and hoping the price will somehow make it by buyers and then appraisers and banks will pay more than it is worth (not likely) especially in today's tight lending market.
Real estate agents are not held to the strict standards demanded of professional appraisers but it is similar to what they do.
Free CMA
The next time you ask an agent for a Free CMA don't shoot the messenger if you don't like what the message of value is. There are some agents who will take an overpriced listing just to have one on the market with a sign in the yard but that doen't mean you will sell for the inflated price. Do you really want to have buyers parading in and out of your home disturbing your routine and family time at sometimes very short notice, having to keep your home in tip top shape all the time? Do you want to be a prisoner to the excitement high when someone wants to see it and then the sinking feeling when yet another showing goes nowhere? Living in the perpetual state of moving out? Be reasonable in your expectations if you hav ethe luxury of selling or not selling and listen to the experts. If you can't wait to sell then try and work with the expert to do the best you can with the situation you are in. Property Improvement
Sometimes a homeowner makes improvements to their home that is a personal "want" and does not transfer to increase and value for others at the time of sale. When you make inprovements make sure you understand that somethings add value (if the neighborhood values will support that added value) and some things that you do are are not. Be prepared to llive with that. Enjoy what you've done for your benefit but don't expect that a new owner will want to pay for it if the improvement is not what they would want or the market doesn't support the improvement at resale.
Pools
A common mistake is someone putting in a pool,(in ground) this can be a feature some buyers want and may be the deciding factor for someone, they will pick your home over another one similarly priced in a similar location. Another buyer will walk away seeing an expense they would have getting rid of it. It is a personal choice and you cannot add value to your home for it unless it is the predominate feature in your area that buyers want and adds value upon a professional appraisal.
Bedroom to Closet Makeovers
Turning a bedroom or bonus room into a huge walk-in closet, this is a popular trend today. Large closets are selling features for sure but not taking useable bedroom space to make one if the majority of buyers are looking for three or more bedrooms. Unless it can all be disassembled when you are selling and return to the use it was intended for. At your expense.
Garage To Family Room
This one is iffy, sometimes it transfers to value and sometimes not. If the majority of homes in your neighborhood have garages and the majority of homes in your price range are selling with them, it is a good chance that's what buyers want. It might be a better option to add on that family room or enlarge an existing room, knock out a wall. Sunrooms are a relatively inexpensive addition to a home. However, if most homes in your neighborhood or similar homes that are selling have family rooms and no garages it is a good bet that is what these buyers want. Why not have both. Put in an inexpensive double carport, covered parking, without a huge expense (make sure there are no restrictions against these in your neighborhood first) there are a variety of styles and sizes for sale, and some even have storage added on.
Home Office
These are popular and can often be added value especially if they are configured in a bonus room or fourth bedroom, retro fitted with custom built in shelfing, wired for internet, phone and tv.
