You've taken the first step toward home ownership congratulations! Success at
anything is just one step at a time toward a goal. The first step is deciding what that
goal is. Your goal has been decided on you want to own your own home. Now what?

First we have to get some things taken
care of that you've heard before but
may have thought you couldn't get
past because of obstacles in your way.
Don't worry we have all had obstacles
to overcome, you won't be alone.
Remember one step at a time.
You have a destination to reach and a
road to travel to that destination.
Step 1 A. You must Pre-Qualify and you
must know what
your credit score is from
all three credit reporting agencies to
determine your credit worthiness and you
can do both at the same time.
You'll need a Mortgage Broker, the
bank or credit union you do business
with, or a lending institution.

Here's two
You do not start the path to home
ownership until you do this. Many first
time buyers start by finding a home
that they love and then go to find a
loan. This can be very disappointing
and cause you to lose confidence in
being a home owner.
If you are like most of us your wants
are going to far outweigh your
pocketbook, so why put yourself
through that torture if you don't need
to. By finding out what amount of
money you can qualify to borrow you
will only be looking at homes you can
afford to buy and from those you can
pick the one that best suits you and
you know you can buy it!.

What to do if your credit score is not
high enough to qualify you for a loan
of any amount what then?
That is a crook in the road no doubt
but as I said before goals sometimes
have obstacles to overcome. We can
let those stop us or we can look for a
way to get through to the other side of
them.
The good news is now you now have a
map to go by on your destination of
owning a home. A starting point where
you are now and an ending point
owning a home of your own and you
can get there.
Cleaning Up Your
Credit and Raising Your Credit
Score
Let's say you have a good credit score but
don't have enough money saved for a down
payment and closing costs or worse yet no
money saved! That is another obstacle but
not a stop sign.
Financing Options for
100% Loans
There are 100% loans
available for qualified buyers. Sometimes
sellers will agree to pay allowable closing
costs What amount is allowable is up to the
lender you choose. So you have to plan to
have some money available for closing costs.
If you get a tax refund that may be a way for
you to have that money.
You can get creative with that, have a
yard sale, ask if your friends and family
members would contribute items that
may have that they would let you sell
just to have someone pick them up.
People have lots of items they don't
use anymore and don't want to bother
with distributing them to charity or
having a yard sale of their own. You
could make a nice little profit with
them.I've seen people make quite a bit
of money in a weekend that way. The
point is that you can get creative in
your thinking and not let anything stop
you from obtaining your goal.
Obstacles are surmountable. Giving up
is not
Step 2 Ok you had a few setbacks but
you've overcome them and now you're
ready to find a home that fits you and
your budget. You know what price range
to look in and you know what you like or
do you? I have a system for that. It's
called the
Game Of Nines
You have your list of must haves and
must not haves and ready to go look at
some homes.


Step 3 Do you call every Realtor that has a
home that you would like to see? You could do
that but it would be better if you had 1 Realtor
(because that's all you really need) who would
gt to know you and your situation, your needs
and what you like and would work with you to
acheive all your goals. Finding someone who
you click with is so important when making one
of the biggest purchases you will make. Any
real estate agent can show you all the homes
on the market and help you purchase a home.
Before you decide though read the
Agency
Disclosure Brochure that all agents are
required by law to give you. This will help you
understand what relationship a real estate
agent has with the public.
First Time Buyers
Step 4

After having read the Agency
Disclosure Brochure you see that it is
in your best interest to have a real
estate agent that represent you in
the purchase of that home. You know
now that the agent and that agents
company and all of the real estate
agents in the area represent the
seller until you sign a separate
agreement with an agent to
represent you and your interests. It's
time now to decide who will represent
you. Of course I would like to be the
agent you choose to represent you!
Step 5

Here we are you've found the right home now it's
time to negotiate the price, and terms. As your
buyer agent I will use my experise in negotiating
to get you the best price and terms for you.


Step 6 When we have reached an agreement
with the sellers the next step will be to get a home
inspection. That is up to you to pay for but I will
help you choose a home inspector and will make
sure that it is scheduled and completed by the
time agreed upon on the contract. Then you will
get a report from the inspection and be able to
ask for repairs if there are any.
Step 8

The repairs have been made and you
are satisfied that the house is in a
condition that you feel comfortable
going ahead. At that time your lender
will have the home appraised and this
will be added to your closing costs to
be paid at closing, along with the home
inspection. You have a right to see
that appraisal and as your Realtor I will
formally ask for it in writing. (Very few
real estate agents will do that.) I will set
up a closing with an attorney that you
choose or if you don't know who to
choose I'll help you with that also.
Every step of the way I will be there
guiding you through the whole process
until you have the keys to your new
home in your hands and are a happy
homeowner! I told you it was one step
at a time.
Step 7The contract only covers you as
far as structural, major plumbing,
electrical, heating and air, or other
repairs that would be necessary for
your safety or ability to live in the
sellers willingness to please you and
are not considered a deal breaker
unless you have put something in the
contract as a contingency and they
have agreed to it before hand. The
seller is responsible for conveying the
property to you free from termites and
if there is termite damage it must be
taken care of prior to closing.
