When you enlist a professional to help you, you are asking for their knowledge, their experience, and expertise to guide you to obtain your goal successfully.

 

A real estate professional is an expert in the buying and selling of real estate with sometimes a particular specialization in either an area, a type of property, or a  specific field of real estate. Just as  attorneys and doctors specialize in segments of their profession. You don't go to a surgeon for an annual physical or an attorney who specializes in defending criminal cases to draw up a will. Although they are licensed and have knowledge of these other areas they don't perform these tasks as a part of their practice on a day to day basis.

 

I specialize in buyer representation, in particular lake properties on Lake Greenwood. I have successfully guided many buyers through the maize of conditions, regulations, permits and contingencies that are specific to the purchase of lake transactions. I know lake property values. I know my fellow agents and their pricing  That is not to say that I don't represent buyers in any other types of sales, I do. I am licensed to list and sell any real estate in South Carolina. I'm just not an expert in selling commercial real estate for instance. I have spent most of career learning all I can learn about Lake Greenwood, the lake values, the lake regulations, it's personality, it's origin and it's values.

 

My knowledge and experience is mainly in helping buyers purchase Lake Greenwood property. I have encountered many situations that can come up in the purchase of lake property and have successfully overcome many of the challenges, know what contingencies you should address in a contract of purchase. I know what the rules and regulations are. What permits are required and when you should apply for them. I know setbacks and encroachment violations, which are grandfathered in and which are deal breakers and can affect your purchase before you get to the closing table, or not after you have paid for your inspections, perk tests, and appraisals. Some things are red flags and should be addressed immediately not ultimately.

 

Any agent can sell you lake property but not every agent has the expertise that a few agents have in Lake Greenwood sales. I am not saying I am the only "expert" but I am saying I am one of the agents who specialize in Lake Greenwood. The rest comes down to who you feel comfortable with? Who do you have confidence and trust in? Who answers your questions promptly with clear concise answers? Who listens to what you want, what your goals are, what your budget is and acts accordingly?
